Which House for Your Group Size: All Five 7mori Houses Compared

Rates checked 2026-09-30 (current published rates as of 2026-07, weekday / weekend, weekend = Friday or Saturday check-in; cleaning fee extra, and the live quote on each booking page is what applies)

Group size decides the room type, and the room type decides the price. This page splits 4, 6, 8, 10 and 12 guests into separate sections, with the houses and room types each size can use, the published nightly rate and the minimum nights.

All five houses are rented as a whole house or a whole floor, so you never share with strangers. Cleaning fees are charged separately, and the live quote on each booking page is what applies.

Group size across the five houses

The five houses are sold in two ways. At La Forêt Hanazonocho, Mientsuki no Mori and Laforet Namba South you can book a single room type, then switch to the whole house when the party grows. Yamayakyo and La Forêt Yamanakadani are whole-house only, and each takes one group at a time. Group size sets the price, and it also decides whether you can split your party across floors or bedrooms.

Three numbers to hold onto. An extra bed is ¥3,000 per person per night at Yamayakyo, Namba South and Hanazonocho. The 10-guest limit at Yamayakyo is hard, and an 11th guest cannot be added. La Forêt Yamanakadani is capped at ¥32,000 a night for the whole house whether 8 or 12 guests stay.

Laforet Namba South is the only house that can take two separate groups on the same day. The 43 m² first-floor room for four and the 82 m² room on the second and third floors are rented independently, and each has its own bathroom, kitchen and washbasin. A whole-house booking blocks the first floor and the upper floors together, so no second group comes in.

Where 4 guests stay

All five houses take a party of four. The cheapest is the Spacious Suite at La Forêt Hanazonocho, ¥15,990 on weekdays and ¥18,350 on weekends. For a living room and a kitchen, move up to the Premium Suite at ¥18,990 weekday and ¥21,620 weekend. The Forest Swan 4-guest suite at Mientsuki no Mori is ¥18,000 weekday and ¥19,900 weekend. The first-floor four-guest room at Laforet Namba South is 43 m², ¥18,990 weekday and ¥21,620 weekend, with an extra bed for a fifth guest at ¥3,000 per night. Yamayakyo gives you the whole house in its 1–4 guest band, ¥20,000 weekday and ¥24,000 weekend. La Forêt Yamanakadani prices per head, so four guests come to about ¥24,000 on a weekday. 2-night minimum.

At the same party size the floor area runs from 27 m² to 48 m². The Spacious Suite at Hanazonocho is 28 m², with 2 standard double beds, a private bathroom and a private balcony; the washing machine and the drying space are on the balcony. The Premium Suite is 48 m², with 2 standard double beds plus a sofa bed that opens into a double, a living room, a kitchen with a 3-burner gas stove and a dining area, and both a bathtub and a washer-dryer inside the room. Forest Swan at Mientsuki no Mori is 27 m² with 2 standard double beds, a bathtub, a washing machine, a 65-inch smart TV and an IH stove. The first-floor room at Namba South is 43 m² with 2 standard double beds, and its bathroom, kitchen and washbasin are all its own, with a washer-dryer in the room.

Four guests can also take a whole house. The 1–4 guest band at Yamayakyo hands over all 97 m², three bedrooms and a dedicated free parking space. La Forêt Yamanakadani is a kominka with a garden: three bedrooms sleeping 2, 2 and 4 guests, a 75-inch smart TV, an outdoor BBQ grill, a 60 tsubo (about 198 m²) garden and free parking. Both take one group at a time.

The cleaning fee is charged once per booking. The first-floor room at Namba South is the lowest of the four-guest options at ¥6,500. Forest Swan, the Yamayakyo 1–4 guest band and Yamanakadani for 1–4 guests are ¥9,000. The Hanazonocho Spacious Suite is ¥10,000 and the Premium Suite ¥12,000.

Where 6 guests stay

At six the extra-bed rules start to matter. The Premium Suite at La Forêt Hanazonocho has a base occupancy of 4 and takes extra beds up to 6, at ¥3,000 per person per night. At Mientsuki no Mori you take the Arashi Moon 8-guest suite, three bedrooms and 80 m², ¥24,000 weekday and ¥26,000 weekend. The second- and third-floor unit at Laforet Namba South has a base occupancy of 6 already, 82 m², ¥24,000 weekday and ¥26,000 weekend. Yamayakyo falls into its 5–8 guest band, ¥29,000 weekday and ¥32,000 weekend. At La Forêt Yamanakadani six guests already reach the ¥32,000 whole-house nightly cap. 2-night minimum.

The difference is where guests 5 and 6 sleep. In the Premium Suite at Hanazonocho they take the sofa bed in the living room, and the suite has one bathroom. Arashi Moon at Mientsuki no Mori is three bedrooms across 80 m², two of them with 2 standard double beds each and one with 2 single beds, so six guests split across three bedrooms and nobody sleeps in the living room. That suite also has a private bathroom, two toilets, a living room, a fitted kitchen, a dining area and a balcony. The second- and third-floor unit at Namba South puts 3 standard double beds in 82 m², and because its base occupancy is already 6 there is no extra bed and no extra charge.

For a whole house, the 5–8 guest band at Yamayakyo is 97 m² with three bedrooms: two with 3 single beds each and one with 2 single beds, plus a living-room sofa bed that opens to a double. It comes with a 55-inch smart TV, a bathtub, a washer-dryer and a dedicated free parking space. At Yamanakadani six guests already hit the ¥32,000 cap, so two more guests after that do not raise the room rate.

Cleaning fees: ¥11,500 for the second- and third-floor unit at Namba South, ¥12,000 for the Hanazonocho Premium Suite, for Arashi Moon and for Yamanakadani at 5–8 guests, and ¥15,000 for the Yamayakyo 5–8 guest band.

Where 8 guests stay

Eight is the sweet spot for the three city houses. The Arashi Moon 8-guest suite at Mientsuki no Mori is ¥24,000 weekday and ¥26,000 weekend. The second- and third-floor unit at Laforet Namba South has a base occupancy of 6, so guests 7 and 8 each add ¥3,000. The 5–8 guest band at Yamayakyo gives you the whole 97 m² house at ¥29,000 weekday and ¥32,000 weekend, with a free private parking space. The kominka at La Forêt Yamanakadani has a base occupancy of 8, and the whole house is capped at ¥32,000. La Forêt Hanazonocho has no single room type for eight, so you combine two suites or take the whole house; settle which one with our staff when you book on LINE. 2-night minimum.

With eight people wanting a shower at the same time, the count of bathrooms and toilets matters. Arashi Moon has one private bathroom and two toilets. The 97 m² at Yamayakyo also has one private bathroom and two toilets, and its three bedrooms hold eight single beds in total, so eight guests get a bed each and nobody takes the living room. The second- and third-floor unit at Namba South has one bathroom and 3 standard double beds, with guests 7 and 8 on extra beds, and that floor has a bathtub. Yamanakadani has three bedrooms sleeping 2, 2 and 4, so its base of eight guests all have a bed, and there is a double vanity and a separate toilet.

Groups of eight often drive. Free on-site parking is confirmed at Mientsuki no Mori, Yamayakyo and Yamanakadani, and the space at Yamayakyo is dedicated. Hanazonocho has no on-site parking, so drivers use the paid car parks near the station. Namba South has no on-site parking either; a paid parking lot is right next door.

Cleaning fees: ¥11,500 for the second- and third-floor unit at Namba South, ¥12,000 for Arashi Moon and for Yamanakadani at 5–8 guests, and ¥15,000 for the Yamayakyo 5–8 guest band. Yamayakyo costs the most and gives you the whole 97 m² house plus the parking space.

Where 10 guests stay

From ten guests up it is whole-house territory. The whole house at Mientsuki no Mori is four bedrooms and 107 m², ¥33,000 weekday and ¥37,000 weekend, with a dedicated parking space. The whole house at Laforet Namba South is 125 m² with a base occupancy of 10, ¥33,000 weekday and ¥37,000 weekend. The whole house at La Forêt Hanazonocho is three bedrooms and 96 m² with a base occupancy of 10, ¥35,690 weekday and ¥38,100 weekend, with a 3-night minimum. Yamayakyo caps at 10 guests and charges ¥3,000 per person per night from guest 9. At La Forêt Yamanakadani ten guests still come to the ¥32,000 cap, plus a ¥15,000 cleaning fee. Everything apart from the Hanazonocho whole-house plan has a 2-night minimum.

The four whole-house plans are laid out differently. The 107 m² at Mientsuki no Mori has four bedrooms and two bathrooms, which is Forest Swan and Arashi Moon used together, and the 65-inch smart TV and the full kitchen are part of it. The 96 m² at Hanazonocho has three bedrooms and three bathrooms, with the three suites each self-contained, a washer-dryer, a bathtub, a 40-inch smart TV and a gas kitchen; three is the highest bathroom count of the five houses. The 125 m² whole house at Namba South is the largest published floor area of the five, with 5 standard double beds, two bathrooms, three toilets and two washbasins, and the first floor and the upper floors both go to the one group.

For ten guests at Yamayakyo, check how the beds add up. The three bedrooms hold eight single beds, so guests 9 and 10 use the living-room sofa bed, and 10 is the ceiling. At Yamanakadani ten guests still pay the ¥32,000 cap and only the cleaning fee moves, up to ¥15,000, which makes it the lowest room rate of the ten-guest options.

Cleaning fees level out at this size. The whole house at Mientsuki no Mori, the whole house at Hanazonocho, the whole house at Namba South, Yamayakyo from guest 9 and Yamanakadani for 9–12 guests are all ¥15,000. The Hanazonocho whole-house plan has a 3-night minimum, so count one extra night when you add up the total.

Where 12 guests stay

Twelve is the 7mori ceiling, and four houses reach it. The whole house at Mientsuki no Mori has a base occupancy of 12 to begin with, ¥33,000 weekday and ¥37,000 weekend. The whole house at Laforet Namba South has a base occupancy of 10, so guests 11 and 12 each add ¥3,000. The whole house at La Forêt Hanazonocho takes extra beds up to 12 at the same ¥3,000 per person per night, with a 3-night minimum. La Forêt Yamanakadani is still ¥32,000 a night with all 12 guests in, and it has a 60 tsubo (about 198 m²) garden for a barbecue. Yamayakyo caps at 10 guests, so pick one of the other four houses.

The four houses reach 12 in different ways. The whole house at Mientsuki no Mori has a base occupancy of 12, so guests 11 and 12 carry no extra-bed fee, and its 107 m² splits into four bedrooms with two bathrooms. The whole-house plans at Namba South and Hanazonocho both have a base occupancy of 10, so guests 11 and 12 add ¥3,000 each per night, and the gap widens with every extra night. Hanazonocho also has the 3-night minimum on top of that.

The room rate at Yamanakadani does not climb with the party. It is ¥6,000 per person per night on weekdays and ¥8,000 on weekends, but the whole house is capped at ¥32,000, so 12 guests still pay ¥32,000. The cleaning fee is ¥15,000, charged once per booking. What you get is a traditional kominka with tatami rooms and an engawa veranda, a 75-inch smart TV, an outdoor BBQ grill, a 60 tsubo (about 198 m²) garden and free parking. The trade-off is the location. It is about a 7-minute walk from Izumi-Tottori Station on the JR Hanwa Line, a direct line to Tennoji. The site lists about 23 minutes to Kansai Airport and about 49 minutes to Tennoji by car, and there is no direct train to Namba. Guests without a car are free to use the bicycles at the house, and 5 to 10 minutes of riding reaches a hot-spring bathhouse, a supermarket, a drugstore and local restaurants.

To stay in the city, pick Mientsuki no Mori or Namba South. Mientsuki no Mori is about a 7-minute walk from Tengachaya Station, two stops by train to Namba, and the same station has a direct line to Kansai Airport. A 7-Eleven is 3 minutes away on foot and a Lawson 4 minutes. Namba South is a 1-minute walk from Hanazonocho Station on the Osaka Metro Yotsubashi Line, and Hanazonocho (Y17) and Namba (Y15) are separated by one stop, Daikokucho. The site lists Namba as about 4 minutes away by car.

Before you book

Check-in is after 16:00 and check-out before 11:00 at all five houses. For an early check-in or a late check-out, confirm with our staff first. From 11:00 on your check-in day you can leave luggage at the entrance. Carry valuables with you, because we cannot take responsibility for stored items.

Every house is self check-in with no front desk. At 10:00 on your arrival day we send the house location, the guest registration form and the front-door keypad code by LINE or email, then at 16:00 we send the room key-box code. At check-out put the keys back in the key box. Whole-house properties have no separate room codes. At Namba South the key-box code differs between the first floor and the upper floors, and whole-house guests receive both.

A quote has three parts. The room rate follows the room type and whether the night is a weekday or a weekend. An extra bed is ¥3,000 per person per night at Yamayakyo, Namba South and Hanazonocho. The cleaning fee runs from ¥6,500 to ¥15,000 depending on the room type. The weekend rate is decided by the night you stay: a Friday or Saturday night is charged at the weekend rate and every other night at the weekday rate, so a booking across a weekend is a mix of the two. All five houses rent out a stroller and a baby bath by reservation. Our staff answer in Chinese, Japanese, English and Korean through the official LINE account for each house.

Once a booking is made it cannot be cancelled except for acts of God and other force majeure events, but it can be rescheduled to another date within 6 months, and the charge date moves with the new check-in date. There is no tiered free-cancellation window. The details are on the Cancellation Policy page. All five houses are legally registered in Japan, and the certification numbers and the issuing authorities are listed on Operator and Licensing.

Parking and washer-dryer differences are in Facilities at All Five Houses, and USJ transport and gear rental in USJ Stays and Gear Rental. There is also the Kansai Airport Access Guide, Whole-House Stays Near Namba, the Tengachaya Area Stay Guide and the Yamanakadani Cherry Blossom Guide. Floor areas are in the five-house comparison table, and the payment rules are on the Booking page.

FAQ

Which houses can take 12 guests?

Four houses take 12 guests: the whole house at Mientsuki no Mori (107 m², four bedrooms, two bathrooms, base occupancy 12 with no extra-bed fee), the whole house at Laforet Namba South (125 m², base occupancy 10, guests 11 and 12 on extra beds at ¥3,000 per person per night), the whole house at La Forêt Hanazonocho (96 m², three bedrooms, three bathrooms, base occupancy 10, extra beds up to 12 at ¥3,000 per person per night, 3-night minimum) and La Forêt Yamanakadani (a kominka with three bedrooms, up to 12 guests, the whole house capped at ¥32,000 a night, still ¥32,000 with all 12 in). All four whole-house options carry a ¥15,000 cleaning fee. Yamayakyo tops out at 10 guests and cannot take 12.

What is the minimum stay?

Under Japan's special-zone minpaku rules, every house has a 2-night minimum. The whole-house plan at La Forêt Hanazonocho has a 3-night minimum; every other room type and the other four houses are 2 nights. The weekend rate is decided by the night you stay: a Friday or Saturday night is charged at the weekend rate and every other night at the weekday rate, so a booking that crosses a weekend is a mix of the two.

Which house is the best value for 8 guests?

The lowest published rate for eight is La Forêt Yamanakadani. It prices at ¥6,000 per person per night (weekday) but the whole house is capped at ¥32,000, so eight guests come to ¥32,000 a night, with a ¥12,000 cleaning fee. In the city it is the Arashi Moon 8-guest suite at Mientsuki no Mori and the second- and third-floor unit at Laforet Namba South, from ¥24,000 on weekdays, with cleaning fees of ¥12,000 and ¥11,500. Namba South has a base occupancy of 6, so guests 7 and 8 add ¥3,000 each, while 8 is the base occupancy at Mientsuki no Mori and carries no extra-bed fee. The Yamayakyo 5–8 guest band is ¥29,000 on weekdays with a ¥15,000 cleaning fee, and what that buys is the whole 97 m² house plus a dedicated free parking space. Cleaning fees are extra, and the live quote on each booking page is what applies.
